Nestled in the heart of Val d’Orcia, just a few kilometers from Pienza, this farmhouse is part of a Nature Reserve, a UNESCO World Heritage site, surrounded by the Crete Senesi. The villa features one main building and five apartments, surrounded by Tuscan villages, hiking and biking paths, natural thermal baths, and local restaurants.

Characterized by pleasant landscapes and various medieval towns, the farmhouse is in the heart of Val d’Orcia, a region renowned for its stunning scenery and the backdrop of the film ‘Under the Tuscan Sun’. Built in the 1930s by the Marquis Origo, this organic farmhouse includes five apartments and two rooms. Restored with care, the interiors feature wooden beams and antique furnishings, offering an authentic atmosphere. The apartments, each maintaining its original features, are equipped with rustic kitchens designed for comfort. What truly sets this farmhouse apart is the family’s unwavering commitment to organic farming, a tradition deeply rooted in local sharecropping and a profound connection to the land. The farm covers around 250 hectares, where they grow cereals and wheat to feed Chianina cattle, known for their quality meat. About sixty animals, including breeding cows and calves, live on the farm. In addition, the farm produces D.O.C. Orcia wine from nearby vineyards and extra virgin olive oil. This property offers a true taste of rural life in Tuscany.

• The T.P.T. (Travel Planning & Tax) fee applies to each reserved week or portion; its value depends on the number of guests and is quantified in €340 for every eight guests booked. This amount guarantees:
  (i) Travel Planning, performed by a dedicated team
  (ii) Remote Emergency Service 24/7
  (iii) Check-in at 4 pm with property status control and weekly reports
  (iv) Check-out at 10 am, and property status control at 8:30 am on departure day
  (v) A detailed accounting of services ordered and
  (vi) Daily Tourist Tax applied by Italian municipalities per person per night.

• The deposit shall be paid for confirmation, and it’s 50% of the rental plus taxes
• Balance must be paid a maximum of 90 days before arrival, and it consists of 50% of rental plus 30% of gross rental (of which 10% for Damage Deposit and 20% of Refundable Advanced Provisioning Allowance)

• Bookings canceled 91 days (or more) before arrival are subject to a 50% cancellation charge.
• Bookings canceled 90 days (or less) before arrival are subject to a 100% cancellation charge.
• The same provisions, as to the calculation of penalties, will apply to requests of Rental dates change.

All credit card holders must be aged 21 years and older at check-in. According to Italian law (ART.109 – TULPS), the Hosts and/or managers of any touristic structure are required to register their Guests with the authorities before allowing their access to the facilities. To facilitate the registration process you will be required to provide complete contact details (name, last name, address, telephone number, etc.), a copy of the passport, and the authorization to hold these details by law (D. Lgs.196/2003) on privacy protection, before you arrive at the property. This information cannot be used to promote, sell, or solicit any service or product to you and is required only for the individual responsible of the rental agreement. While children are welcome, supervision will be due because of no fences or lifeguards.

Heating costs are not included in the price and must be paid directly on the spot to the Host or his/her representative before departing. Please note that heating in Italy, when not subject to restrictions by the local Government, is more expensive compared to other countries.
If you are looking for a property in low season, make sure to ask for an estimate of the heating cost. You may be asked for a supplementary deposit for heating expenses. Internet connection could be interrupted due to technical reasons beyond our control. We will do our best to provide support and reestablish the connection however we strongly recommend that those who need access to their emails should bring their own portable devices. Please note that in any case, we cannot accept responsibility for the lack of these services.
