A manicured lawn and large garden declining towards the horizon introduce this two-story villa, located minutes from the sea on the South Tuscany coast of Italy. The home design approached with research in the historical context, results in a new-classic, eclectic style with quality wooden boards and terracotta floors. Textiles and wall colors lend an upscale, English feel to the interiors.

Elements of classic Italian residential architecture, such as interconnecting multiple areas for entertainment on the ground floor and bedrooms on the first floor, are combined with contemporary details, like a red-clay tennis court and air conditioning.

Aesthetically, the house recalls traditional typologies as well as traditional materials including wood and stone locally sourced. A contemporary influence, however, was the decision to include Asian-sourced furnishing from the owner’s travels, including Chinese precious wardrobes in the master bedroom. Luxurious, yet very comfortable, this inspirational retreat is full of color and a welcoming vibe, blending traditional and modern European architecture.

THE PRICE INCLUDES

• Daily housekeeping service, at least 1 person of staff for 5 hours, 9 am to 2 pm every day;
• Chef Service 7 days a week 8 hours per day, all extra hours are additional and automatically added if necessary to complete service;
• At least one member of staff stays overnight;
• At least one member of staff 24/7 (no need for alarm settings);
• Change of bed and bathroom linen on arrival and once a week for successive weeks (Saturday);
• Change of pool towels every day (Sunday excluded);
• Electricity (Air Conditioning) consumption is included;
• Gas (Heating) consumption when used at €250 per day, on a weekly basis;
• One member of the staff will stay overnight in a two-bedroom apartment that is attached to the main building.
• VAT 22% will be added to all services and utilities not originally included in the rental cost as per Art.27 c.1-2 DL98/2011;

THE PRICE DOES NOT INCLUDE

• The TPT (Travel Planning & Tax) fee applies to each reserved week or portion at the cost of €340 for every 8 guests booked. This amount includes (i) Travel planning (ii) Remote emergency service (iii) Check-in with property status control (iv) Check-out and property and damages control on departure day (v) Detailed accounting of services (vi) Daily tourist tax per person per night.
• Security Deposit: 10% of the rental cost, refunded on departure

• The villa is closed from November to May, please enquire about special requests such as long rentals or photo shoots.

PAYMENT TERMS

• The deposit shall be paid for confirmation and it’s 50% of the rental plus taxes.
• Balance must be paid a maximum of 90 days before arrival and it consists of 50% of rental plus 20% of gross rental (of which 10% for Damage Deposit and 10% of Refundable Advanced Provisioning Allowance).

CANCELLATION POLICY

• Bookings canceled 91 days (or more) before arrival are subject to a 50% cancellation charge.
• Bookings canceled 90 days (or less) before arrival are subject to a 100% cancellation charge.
• The same provisions as the calculation of penalties will apply to requests for Rental date change.
