An idyllic getaway for travellers in one of the most romantic destinations in the world: conveniently located between Florence and Rome, less than a two-hour drive away, this villa is a portrait for beauty and tranquillity.

“Home away from home” in Tuscany: a lounge area with sofas, plenty of books in the library and a fireplace. From a corner of this living room there’s access to a second kitchen to dedicated to tea and snacks. On the first floor, two master bedrooms are located and, between these, a lounge with round little table and two comfortable and particular armchairs and access to a small terrace with spectacular view. A Tuscan-style kitchen features all modern amenities and a loft with a romantic staircase leads to the mezzanine. The large wooden dining table fits 12 guests, being located in front of a wooden archway glass door with the big patio of 30 metres and impressive views. The villa boasts a 120 m2 (1,291 ft2) room, with its own adjacent private bathroom and locker room, set up with state-of-the-art tatami mats, an ideal space for tai chi or yoga devotees and for ndoor workout fans.

The home design, approached with research in the historical context, results in a new-classic style with wood floors, quality washed wooden boards and cotto. Vaulted wood-beamed ceilings lend a rustic feel to the interiors. Country-modern, the bohemian aesthetic of the property reflects a joyful vibe: fresh and vintage, it oozes tranquillity and a home-like feeling, as per the couple of young owners, two formidable sisters who manage this property, a restaurant and a bed-and-breakfast nearby with great enthusiasm. The style encompasses traditional elements brought into the now with updated add-on’s for today’s lifestyles, offering a heated pool, a futuristic vegetable garden and an extensive covered yoga area. Environmentally friendly and eco-restored: weathered and worn, distressed and greatly imperfect, this is a welcoming style, made of soft colours and surfaces, comforting and luxurious at the same time.

Swimming Pool

Please take a few minutes to familiarise yourself with the swimming pool at your property. The below diagram is to ensure you and your guests’ safety whilst staying at the villa. In case of emergency, please call your concierge immediately. The swimming pool is open from May 15 to September 30, weather permitting. Heated, (salt and silver crystal water) of 4×18 m with depth from 140 to 150 cm) heated on request, it is enclosed by local stones.

Please do not enter the pool with copious amount of sun cream and/or tanning oil on your skin to avoid damages to liner and/or protective layer and/or filters. It is forbidden to swim if intoxicated by alcohol or any other substance that may alter your judgement and physical capability. No breakable items, e.g. glasses, glass bottles, etc. are permitted around the pool and children must always be supervised closely and, if under 9 years old or less than four feet tall, must always be accompanied by a parent or responsible person in a swimsuit, including in the water.

THE PRICE INCLUDES

• Housekeeping Service, 1 person of staff for 4 hours on arrival only from 11 am to 15 pm);
• All linen changed for arrival; Electricity (Air Conditioning) consumption is included – Please note that more hours of cleaning may be needed, depending on the size and habits of group: our team will automatically increase hours and/or staff if needed, to be accounted as extra, in order to maintain the house tidy and ready for current and upcoming guests).

THE PRICE DOES NOT INCLUDE

• T.P.T (Travel Planning & Tax) fee applies for each booking, its amount is linked to the number of guests and it has a flat-rate value of €680 This amount guarantees the travel planning time, performed by a dedicated travel planner, the remote emergency service active 24/7, the check-in at 4 pm on arrival day, including property status control and its report and the check-out at 10 am, featuring the property damage control at 8:30 am on check-out day, finally the detailed accounting of services ordered and the touristic taxes (flat rate)

CANCELLATION 

Deposit shall be paid for confirmation and it’s 50% of rental plus taxes
Balance must be paid maximum 90 days prior to arrival and it consists of 50% of rental plus 20% of gross rental (of which 10% for Damage Deposit and 10% of Refundable Advanced Provisioning Allowance)

Bookings cancelled 91 days (or more) prior to arrival are subject to a 50% cancellation charge.
Bookings cancelled 90 days (or less) prior to arrival are subject to a 100% cancellation charge.
The same provisions, as to the calculation of penalties, will apply to requests of Rental dates change.

All credit card holders must be aged 21 years and older at check-in. Saturday to Saturday bookings only. According to Italian law (ART. 109 – TULPS), the owners and/or managers of any touristic structure are required to register their guests with the authorities prior to allowing their access to the facilities. In order to facilitate the registration, process you will be required to provide complete contact details (name, last name, address, telephone number etc.), a copy of the passport and the authorization to hold these details in accordance to law (D. Lgs. 196/2003) on privacy protection, prior to your arrival at the property. This information cannot be used to promote, sell, solicit any service or product to you and is required only for the individual responsible for the rental agreement. Safety deposit by cash is collected on arrival.
