Located in one of the most charming areas of Tuscany, the Val D’Orcia, this villa is introduced by a manicured lawn hidden between the fields, and located nearby Montepulciano and Pienza. Set on a hill, the two-level house affords views of the scenic landscape from almost every angle. On the sweeping grounds, there’s an infinity-edge pool, a fire pit with benches in stone, and a vast green area. Hidden away, yet very close to the town of Chianciano Terme, this estate offers eight bedrooms decorated in elegant style with white and color-washed walls in pale shades, contemporary fabrics, and bespoke furnishing.

The estate includes 20.000 square meters of private grounds, gardens, and private property. The interiors include a spacious living room, a dining area next to a real wood pizza oven, a well-equipped kitchen with a long island for aperitifs or cooking classes, a music room, and a secondary living room on the first floor. The interior of the property measures 480 square meters.

There are a maximum of 20 meters to reach the house from the parking spot and cars can be brought right in front of the entrance if necessary, no stairs to enter the property and the house features 2 levels. The swimming pool is accessed through no stairs.

The home design, approached with research in the historical context, results in a contemporary style with quality white wooden boards and modern white tiled floors. Wood-beamed ceilings on the second floor lend an airy feel to the interiors. Elements of classic Italian residential architecture, such as nude stone walls, refined with original red bricks and travertine stones defining the windows, are combined with contemporary touches, like the bathtubs in the bedrooms, near the beds, the wood platform of bedroom n.1 and the contemporary stone fire pit. Aesthetically, the house recalls traditional typologies, as well as common materials for the Tuscan countryside including marble and Cotto locally sourced. A contemporary influence, however, was the decision to include two modern kitchens and showers refined in colorful stucco. Modern yet very comfortable, this is an elegant retreat with a stylish aura and a welcoming vibe, blending traditional and modern Tuscan architecture

THE PRICE DOES NOT INCLUDE

  • T.P.T (Travel Planning & Tax) fee applies for each booking; its amount is linked to the number of guests and it has a flat-rate value of €340. This amount guarantees the travel planning time, performed by a dedicated travel planner, the remote emergency service active 24/7, the check-in at 4 pm on arrival day, including property status control and its report, and the check-out at 10 am, featuring the property damage control at 8:30 am on check-out day, finally the detailed accounting of services ordered and the touristic taxes (flat-rate)

CANCELLATION 

The deposit shall be paid for confirmation and it’s 50% of rental plus taxes
Balance must be paid a maximum of 90 days prior to arrival and it consists of 50% of rental plus 20% of gross rental (of which 10% for Damage Deposit and 10% of Refundable Advanced Provisioning Allowance)

Bookings canceled 91 days (or more) prior to arrival are subject to a 50% cancellation charge.
Bookings canceled 90 days (or less) prior to arrival are subject to a 100% cancellation charge.
The same provisions, as to the calculation of penalties, will apply to requests of Rental dates change.

In order to facilitate the registration, process you will be required to provide complete contact details (name, last name, address, telephone number, etc.), a copy of the passport, and the authorization to hold these details in accordance with law (D. Lgs. 196/2003) on privacy protection, prior to your arrival at the property. This information cannot be used to promote, sell, solicit any service or product to you and is required only for the individual responsible for the rental agreement. Safety deposit by cash is collected on arrival.
